A walled parcel on a windward slope
The levante wind rules this site. The perimeter wall came first — lime over local block, 2.1 m — and everything else was drawn inside the shelter it makes. The pool sits below grade so its surface never catches the wind.
Planting is entirely unirrigated after the second summer.

Breathes, self-heals hairline cracks, and goes warmer rather than grey as it weathers.
Colour is mixed through, never painted on, so a chipped corner is the same colour as the wall.
Heavy, cheap, local. The mass keeps the house within four degrees of its overnight temperature through August.
Every path and terrace. Permeable, so the rain that falls on the plot stays on the plot.
Roof and terrace runoff feeds the cistern; the cistern feeds the pool and the first two summers of planting. After that the garden is on its own.

Q-01
No. The plot study is a standalone piece of work and you own the drawings outright. Around a third of our studies are built by someone else — we would rather the plot be drawn once properly than not at all.

Q-02
€4 800 for a plot under 1 500 m², fixed, including the survey. It is refunded in full against the build contract if you go ahead with us.

Q-03
Not at all, provided they are willing to draw to the same levels we do. We take the house as given and resolve everything outside it against their sections.

Q-04
After two summers on cistern water, yes. Everything we plant is native or naturalised to this coast, set out at densities that let each plant find its own water. Nothing is on a timer.

Q-05
Rarely, and only within a day’s drive. Our crews are our own and our quarries are local — past 40 km both of those advantages disappear and you would be better served by someone nearer.
Case by case
Q-06
It gets drawn before it gets built. Every change is issued as a revised sheet with its own cost, signed by you — which is slower than a conversation on site, and considerably cheaper.

Q-07
Studies start within a month. Builds are running to spring 2027 — we hold four plots on site at a time and no more, because that is how many our own crews can cover properly.
